The BioTechnology Development Complex (BDC) at Southwestern Medical District is located on the South side of Inwood Road in Dallas, TX; directly across Inwood Road from the UTSMC’s north campus. The project delivery method was “Construction Manager at Risk (CMaR) and the final cost was $28,000,000 for this newly constructed 110,000SF three storied Sciences Building; two floors remained shell space at the end of the first phase building construction. The design efforts began in August of 2006 and were conclude in June of 2007. There was an initial delay from the planned start of design in the spring of 2006 by UTSystem OFPC. The schematic design, design development and 95% Construction Documents were delivered on schedule. The notice to proceed with construction came in May of 2007 and the Substantial Completion was in August of 2008.

Michael J. McCoy, AIA, CSI, ASQ, RID, LEED AP, (Mike) was the Project Manager responsible to the Owner (UTSystem). Mike programmed, planned, designed, managed and saw the project through the Contract Administration phases while employed as a Vice President with PageSoutherlandPage, Dallas, TX. Mechanical design was done by Ron Wyman and the plumbing designer was Eddy Lamb while they were at PSP. Dale Robinson of PSP was the Electrical Engineer for the project.

Mike was the Project Architect and was assisted by Bill Phillips as production Architect and Garry Walling as Interior Designer. Jake McAfee, currently with MJMC Architects, assisted in the development of construction documents under Mike and Bill’s supervision. Mike was the project designer responsible for the design concept. Charles Gojer and Associates were the Civil and Structural Engineers and Camille LaFoy was the Landscape Architect. Charles Gojer was the project manager for Civil and Structural and Camille LaFoy managed the landscape design working collaboratively with Cheryl Sewell, UTSMC’s Staff Landscape Architect. Mike worked directly with Kirby Vahle and Kern Wildenthal on the approval of the conceptual design. Mike and Garry worked closely with Holly Ragan, UTSMC’s staff Interior Designer, on approval of concept and materials for the interiors.
